I’ve been managing properties with Landlords Link for 17 years. I’ve seen many changes over that time. Landlords, tenants, government regulations, however one thing has remained the same. Me.

Although we were purchased by Watson Real Estate, an award winning company from Manawatu, who has taken us to the next level of excellence in property management, one thing still remains the same. Me, Tracey.

Our Pod Structure

At Landlords Link we are constantly thinking of new and innovative ways of managing rental properties. In order to deliver an excellent service to our clients we have developed and implemented a new and progressive way of Property Management. This new structure to Landlords Link is called a Pod structure and means our Property Managers work collectively in teams of two. In the past you may have had one Property Manager take care of everything for you, your property and your tenants. Although this method is predominantly used by most Property Management companies in New Zealand, we wanted to think outside the box that would allow our Property Managers to deliver a more thorough and unique experience for you.

How will the Pod structure work?

Each Pod member has specified tasks and responsibilities to perform. The Property Manager Executive (PME) is the senior of the two members and will be the first point of call when dealing with the property owner. The Property Manager Executive (PME) will lead and direct the Pod and ensure that everything is being managed effectively and as smoothly as possible.

The Property Manager (PM) will be the first point of call when dealing with the tenants. They will work with the tenant on all aspects like contracts, any changes in their tenancy and any maintenance the tenants have reported to ensure it is taken care of in a timely fashion.

The Pod structure allows the workload to be evenly spread giving more time for the members to effectively manage the property and communicate more frequently with the owner and the tenants. The information and knowledge between the property, owner and tenant isn’t going to get lost when a Property Manager is away sick or goes away on leave. This is because both Pod members are aware of what is going on and either member can step in and effectively manage these situations if the other member is away. The information will always be retained within the Pod which causes less frustration for the owner and the tenants.
