
How much are your property management fees?
Our fees are only taken from rent when collected, so no rent= no fee. This motivates us to make sure we have the best tenants, no rent arrears, the highest rent possible, and no vacancies. We have a simple property management plan that covers everything we do to manage your property on a day-to-day basis, along with some possible extra charges, but can result in lower fees overall. There are also some costs that we cover as part of the fee.

How involved do I need to be if I use a Property Manager?
Our clients enjoy a completely hands-off and stress-free service. We’re flexible in terms of arrangements between us.

How do you select tenants?
We meet and show them the property; if they apply, we conduct between 8-12 background checks. We look for the best situation for you our valued clients. You can have the final choice.

How do I change property management agencies?
Simply all you have to do is fill out our ONLINE TRANSFER OF PROPERTY MANAGEMENT FORM and we will take care of everything else for you. We will organise for the tenant to be notified and for the keys and documents to be collected from your managing agent. Everything else carries on as usual.

How long will it take to find a tenant for my property?
This is a common question. There is no guarantee how long it takes to rent a property, however, the better your property is presented, and the more realistic the rental amount is, then the faster your property will rent. Having a proactive Property Manager will also assist with having minimal vacancy.

Is the current rent on my property accurate?
Even a rental adjustment of $20 per week will earn you over $1000 per year. Give us a call and we will be happy to give you a report that reflects the current market.

Are you able to do a Free Non Obligation Rental Assessment on my property?
Yes of course! Our rental assessment are free and we won’t push you to sign up your business with us.

How do you deal with rent arrears?
We have a zero tolerance rent arrears policy. When a tenant is in arrears we will contact them by either telephone, email or SMS on day one. After day five a breach notice is sent. After day seven we apply to the Tenancy Tribunal to recover rent arrears. If rental arrears get to 21 days then we apply to the Tenancy Tribunal for termination of tenancy.
We will communicate with you throughout this process. It is our intention at all times to minimise any loss to the owner so these actions need to be carried out promptly.

What do I do if I want to sell my property?
Many of our owners live all over New Zealand or overseas and don’t have relationships with selling agents in the area that their property is located in. We specialise in renting properties but do have an in house sales agent to sell your home no matter what suburb it is located in.
Just call us and we will put you in touch with our agent. Our goal is that you get the very best return on your investment and that extends to ensuring that the best possible price is achieved when you want to sell.

How often will you pay me?
You have a choice to get paid either monthly or half-monthly.

Do you take a bond?
Yes we do. We take 4 weeks worth of rent.

Will you charge me any advertising cost for my property?
No we won’t. We’ve got you covered.

How often will you inspect my property?
The first inspection will be after 6 weeks of occupation and then again every 12 weeks after.
